Los Angeles Dodgers – The Four Great Teams Of The American League Of The West

Major league baseball is composed of several divisions. One of their major divisions is the National League of the West. This division is composed of two teams that have made it to the top 10 World Series Title holders. Currently, they have five members to which two of them were the expansion teams in 1993 and 1998.

Let us get to know these teams by heart:

1. Arizona Diamondbacks – This is one of the expansions of this division that is from Phoenix, Arizona USA. Despite being one of the youngest teams in baseball, they grabbed their first World Series title in 2001. They were also the National League Champions in 2001 and National League Western Division Champions in 1999, 2001, 2002, and 2007. Their star player is Luiz Gonzales. He faced Mariano Rivera, a Yankee pitcher, in the 9th inning, hitting the ball that soared in the left field. This hit won the team their championship title.

2. Colorado Rockies – This was one of the expansions in 1993. They have not won their first World Series. However, they had their first opportunity to fight for it in 2007 against Boston Red Sox. They never had any winnings from the National league nor were Division Championships but they 2- time Wild Card Winners in 1995 and 2007.

3. Los Angeles Dodgers – They is one of the top five teams to win the most World Title series. They grabbed six titles and the last time was in 1988. They have taken into account 21 National League Pennant and one AA Pennant. This team is one of the best teams in this division. They have many Hall of Famers since this team has been existing in 1855.

Nevertheless, they still have an outstanding record for the league.

4. San Diego Padres – This is one of the founding members of the division and has been existed since 1969. They became the National league Champions in 1998 and 1984 and bagged five Division Championships in 1984, 1996, 1998, and 2005-2006. Trever Hoffman was one of the best players and was name as MLB All – Star 6 times.

5. San Francisco Giants – Yes they are the Giants from California USA. They won five World Title Series, the latest was in 1954. They are also one of the founding members of this division. They had this name in 1958 but earlier than that, they were known as New York Giants and New York Gothams. They had twenty National Pennants latest in 2002 and six Division Championship Titles latest in 2003. This team is one of the MLB teams who are hunted by curses, namely the Coogans Bluff and Krukow Kurse. They had one of the most memorable moments in MLB back in 1951 when Bobby Thompson made it.

Los Angeles Dodgers is the leader in terms of standings. Yet all of these teams are all to watch out in every baseball competition as they already made their sound. Hopefully, the Padres and Rockies will grab their first titles soon. In addition, The Giants will soon lift their curse and make it back to grab their World Series title.

No New Building in Las Vegas Great for Investors

I recently ran across an article (which will appear below) in the Las Vegas Review Journal that discussed the stall in new construction of apartments in the Las Vegas Valley. This lack on new construction is coming on the heels of falling rent prices and rising vacancy rates valley wide. At first glance, falling rents and rising vacancies might seem like bad news for private investors. But consider this: There are fewer than 1000 new apartment units slated for construction in 2009 and only 148 new home permits were issued in the Las Vegas Valley in December of 2008. This means that newcomes to Las Vegas as well as the rush of current home owners that are losing their homes and now looking for rental housing will have to rely on current inventory to meet their needs. So even though foreclosures have tripled since 2007, increasing vacancy rates and dropping rents as a result, these drops in rents are temporary. Over the next several months, demand for rental housing will begin to overtake supply and rents will rise again.

This is very good news for the savvy investor that buys investment properties now at 30 cents on the dollar and can rent his unit at a level well below current rent rates and still cash flow strongly. Over time, rents will increase along with appreciation, and this will eventually put this investor in a great position.

Production expected to fall under 1,000 units in ’09 as rents drop, vacancies rise

Apartment construction, like single-family homes, has slowed to a crawl in Las Vegas as landlords struggle with rising vacancy rates and falling rents.

Builders completed 2,670 apartment units in 2008, though production is expected to fall to under 1,000 units this year, said Michael Shaffner, associate vice president for Marcus & Millichap real estate investment services in Las Vegas.

Asking rents are expected to drop 0.2 percent to $873 a month, while effective rents — taking out concessions — will drop 3.2 percent to $804 a month, Marcus & Millichap reported in its 2009 multifamily market outlook.

“What we’re seeing on average is one month free rent on a 13-month lease seems standard,” Shaffner said. “Basically, rent growth is stagnant, so this is something we’re seeing across the board.”

Vacancy rates will rise 0.6 percentage points to 8.9 percent as the stock of “shadow” rentals, or single-family homes for rent, begins to dissipate. Vacancy rose 2.2 percentage points last year.

Multifamily broker Spencer Ballif of CB Richard Ellis showed vacancy rising to 10.96 percent in December from 9.93 percent the previous month. Vacancy was highest (11.53 percent) in Class C units, typically the older, cheaper apartment complexes.

He’s also showing about 6,000 apartment units being built in 2009, though he’s not sure what the number will be going forward.

“There’s a lot being built because what’s under construction today was planned two or three years ago because of all the hotels that were coming,” Ballif said. “Some happened and some did not.”

Lower monthly rental income diminishes capitalization rates for multifamily investors who once found Las Vegas to be a safe haven for their money, Marcus & Millichap regional manager John Vorsheck said. He’s seeing more apartment properties in default and going back to lenders.

“We’re seeing risk being priced into these deals,” he said. “People look at Vegas as a town of opportunity. They think prices are always going to go up. They look at their debt and the fact rent growth didn’t go up; now they get better returns in the markets they came from. A lot of (1031) exchange money was coming to Las Vegas from California. People were selling 50-unit properties in Anaheim and buying 100 units in Las Vegas.”

San Francisco-based RealFacts reported average apartment rents of $878 a month in Clark County for the fourth quarter, down 0.9 percent from the same period a year ago. Occupancy dropped 0.3 percentage points to 92 percent for 106,400 units.

Among states in the desert region, Nevada had the highest average rent at $875 a month, compared with $804 in Utah, $766 in Arizona and $744 in New Mexico, RealFacts reports.

Vorsheck said the Las Vegas apartment market will stay in flux this year because of lingering economic stress, but signs of recovery are starting to appear.

Although several Strip resort projects have stalled, the opening of Palazzo and Encore added roughly 10,000 jobs and more workers are expected to be hired this year at M Resort and CityCenter.

Outlying areas in Henderson and North Las Vegas will post the highest vacancies because of single-family homes competing as rentals, Vorsheck said. However, people have become wary about renting a home that could go into foreclosure without their knowledge, he said.

“I’m still a believer in the fundamentals of Las Vegas,” Vorsheck said. “Whether it takes 12 months or 18 months, it’s going to turn around.”

He sees added value in North Las Vegas in the coming years from plans to rehabilitate older neighborhoods along Las Vegas Boulevard. Nearly $1 billion in gentrification projects are proposed for the 238-acre redevelopment area.

RealFacts reported seven multifamily property transactions in 2008 valued at $154.2 million, compared with 19 transactions valued at $916 million in 2007.

Most investors see Las Vegas as being 12 months to 24 months away from recovery, but the real “negative” is the perception that the city is shedding a lot of jobs, Sauter said. In reality, total employment is down 0.5 percent from a year ago.

Due to rent declines and rising concessions, Las Vegas dropped two spots in Marcus & Millichap’s 2009 National Apartment Index to No. 16.

I waited in the bus for half a hour and they were still waiting for other travellers in the bus station. I was getting angry and the driver finally started the engine. But they didn’t want to leave the Badaling Great Wall and the bus was still running in the Badaling Great Wall area. Maybe they were still waiting for more travellers to get on the bus. This is very common in China. These drivers are working for the private bus companies and they will not leave the bus station unless they get enough bus fares. I didn’t want to waste my time waiting in the bus and asked them to give my money back. They then dropped in another bus station. The station is about 20 minutes walk from the place I got on the bus! I had to walk back to the previous bus station. You will see the Shenlu in the way to the Ming Tombs.

Jessica Mcclintock – Great Achiever

McClintock was first married to Al Staples in 1949; He passed away in 1964 and she got remarried to Fred McClintock, with whom she has a son, Scott. She started out teaching for a number of schools, including one in Massachusetts from 1966-1968, and another in New York and California from 1968-1969. At the peak of the hippie era , she invested in the Gunne Sax Company in San Francisco where she served as designer for their lace-trimmed dresses. That investment brought her to what is now known as Jessica McClintock, Inc., of which she is the founder, CEO and President. The company, which is estimated to be $140 million, remains to be one of the highest-ranking manufacturers of women’s wear, bridal gowns and accessories.

Starting out with “granny” dresses and lace-trimmed clothes, McClintock expanded her collection to prom dresses and wedding gowns by the 1970s, incorporating lace in all of her designs, her trademark. In 1979, she introduced the contemporary Jessica McClintock line, and Gunne Sax was turned into the little girl’s division that featured teens’ wear made of ribbons, ruffles, Victorian lace collars and ballerina skirts.

In 1980, she opened her first boutique in San Francisco where she sold accessories, cosmetics and high-end designs. She drew her inspiration for her 80′s collection from girls’ dresses in the 1920′s by combining intricate Victorian details with maternity-like silhouettes. She utilized man-made materials, which made her clothing affordable. Son Scott McClintock followed suit, creating moderately priced dresses and sportswear that bears the same McClintock romance, but is more defined and sophisticated.

In 1986, the company was renamed Jessica McClintock. A year later, she introduced her first signature fragrance, Jessica McClintock (which became an all-time bestseller), along with the Jessica McClintock collection, which showcased sundresses and can-can skirts. During the 80′s she designed about 2,500 outfits per year, most of which were aimed at women in their 20s and 30s and which bore her trademark: feminity with an alternative yet uniquely romantic edge.

She received numerous awards in the 80′s including the California Designers award in 1985, the American Printed Fabrics Council Tommy and the Press Appreciation awards both in 1986, the Dallas Fashion award in1988 and the Merit award in Design in1989.

By the 1990s, the company expanded their realm to that which is beyond apparel, starting with the Young at Heart bed and bath line and a kitchen accessories deal with Barth & Dreyfuss, both in 1996. In 2000 they licensed a 50-piece furniture collection and a year thereafter, introduced area rugs. By their 30th anniversary in 1999, they have a record of 27 shops and 2 more fragrances under their name, Jessica and Jess. At the turn of the 21st century, Jessica McClintock established itself as one of the leading makers of women’s apparel and accessories. It continues to create fashion that is laced with nostalgia and mystery for any age, and has encompassed much more than just women’s wear, gracing a variety of product collections, from rugs to upholsteries.
